·       $14,677 deficit

§ Main expenditures this year were cedar tree removal, pond, and clubhouse – the rest was operational expenses

  • Maintenance Mark Nault

  • Getting to a point in the neighborhood where things are going to break down

  • Trying to get ahead of predictive maintenance.

  • Carefully watching water well/irrigation system amperage load/voltage load to see where things might be running abnormally to avoid failures at the wrong time of year.

  • Quite a bit of minor maintenance in 2025

  • Some deck maintenance in 2026 needed around the pool ahead of swim season

  • Looking at the ponds & fountains

  • Float systems had become saturated and were beginning to sink – we replaced one this year and are watching the others.

  • Discussion about light globes potentially needing replacements

 

  • Clubhouse Cena Nault

  • Debbie Jordan and Cena handle clubhouse rentals. Rules for renting the clubhouse are available on the website (Oaktreeparkhoa.com) – during the summer months, you can rent the clubhouse and the pool during non-operational hours. If you need a lifeguard, it’s $20 per hour per 10 people.

  • Laura Healy will be talking about the swim team soon – after swim season the hours will change. Those hours will be available on the website.

  • The clubhouse is closed during pool hours for lifeguard use (except the restrooms).

  • President’s Comments– Mark Ver Hoeve and Board

  • Covenants and Complaints

  • Parking

  • We get the most complaints from phases I & II – HOA does not have enforcement ability in these phases – they do in later phases

  • There is an Edmond city ordnance against parking in a street for more than 24 hours (10.72.020). Please follow this. It is enforceable by Edmond PD.

  • Concerns about parking in the streets around the clubhouse during the pool hours – neighbors request that people park in the designated parking lot

  • Request from attendees for signage & painted parking stripes to let people know where they should park (and encourage them to park in the lot) since some don’t want to park next to the basketball court, they think they’re doing the right thing by parking in the street.

  • The clubhouse parking lot is not meant for overflow parking when people have events at their own houses. It’s only meant for use of the clubhouse, tennis court, and pool.

  • Request from another neighbor to consider moving the basketball hoop if parking will be a priority.

  • Please consider whether your occasional street parking blocks a neighbor or intersection.

 

  • Concern about golf cart use in city streets – per city ordnance (10.62.040), they’re not supposed to be used on public streets. OTP HOA does not have the means to enforce this ordinance, but request neighbors use common sense compliance. It is enforceable by Edmond PD.

  • Drainage and fences

  • Quite a bit of issue at the main wall – the reason we removed the cedars along Kelly – they were causing erosion/draining issues

  • It is the homeowner's responsibility to take care of their own individual drainage issues. Please consider how your drainage impacts neighbors or shared spaces.

  • Per President – we may need to consider a special session about drainage along the Kelly wall.

  • The HOA contractor is Lux Lawns – they are working on shared-space drainage issues and will probably work with individuals if there’s a desire to work with someone who is familiar.

  • Talk to your Neighbor first before reaching out to the HOA, please!

  • 2025 Projects

  • Clubhouse Repair – Wind damage – as a result, we replace the roof and replace some siding.

  • Kelly - Cedar Removal and erosion/drainage control (see above)

  • Rim Ridge Entrance enhancement

  • North Pond – Dam Leak repair

  • The water level was low and the fountains were sucking dirt. Also had some electrical issues. We believe those issues are fixed.

  • Fountains

  • 2026 Issues and Projects Proposals

  • Pond improvements (the likely biggest expense in 2026) – we want to stabilize the banks with some rip rap, control erosion, clean up brush, and make them look nicer. Improvements to each pond may cost around $15k

  • West Pond _ Briar Forest Court

  • North Pond - River Chase Drive

  • Clubhouse Pond

  • Mark Nault has been a big asset in taking care of these ponds/drainage – Thank you!

  • Neighborhood Roads

  • Public roads - City of Edmond maintained

  • Mark V has been working with the city of Edmond to request repairs – they came in and did a full assessment – they marked most of the roads as “green” with some “yellow” or “red” – bottom line is we’re not a high priority

  • Director of Public Works contacted HOA President recently and says they’re going to start crack repair in the neighborhood this March. HOA will stay in contact with City of Edmond for follow-through on this promise.

  • 2026 Events

  • Would love to have someone step up to be an events coordinator (or participate in a committee (contact info@oaktreeparkhoa.com)

  • Garage Sale – April 25th and 26th

  • Pool: Opens, Memorial Day – Closes Labor Day

  • Last Day of School Pool Party (TBD)

  • July 4th Parade and BBQ

  • Last Jump - Labor Day, September7th

  • Santa Visit first or second Saturday of December

  • Be on the lookout for more “Sundaes on Sundays”

  • Request for treasury response to show itemized expenditures.

  • What can be done about excessive speed in the neighborhood?

  • Call the HOA president if we can identify who is speeding so we can approach them. We can engage with police if necessary

  • What can we do about neighbors who are in Phases I & II who aren’t members of the HOA and who don’t follow covenants?

  • All we can do is talk to them. The HOA has done this repeatedly. There are only ten left in Phase I. If they are in violation of a city ordnance that is enforceable by the city of Edmond

  • Request for neighbors to stain fences and maintain brick columns

  • Those are individual neighbor responsibilities

  • Neighbors on Rim Ridge will reopen discussion with HOA board about fences

  • Brick Wall by WB Meyer is cracked and coming off its foundation. What’s being done?

  • Board is assessing – vines will be removed and further inspection done.

  • There is settling in all the walls that Mark N is watching

  • Intersection on Copper Rock and Wild Plum lane has potholes – City has attempted to repair multiple times but it doesn’t work. Would it be better to go through OTP HOA?

  • HOA has been in frequent contact with the city on numerous street issues. We are encouraged (for what that’a worth) by the responses we’ve gotten recently. Please do keep in touch with us for specific problems so we can make sure it’s part of the conversation.

  • How often does the newsletter come out? We’d like more communication

  • Once per month – email info@oaktreeparkhoa.com – if you want to represent the issue, you may schedule that and we’ll address it first before moving into executive session. PLEASE DON’T SHOW UP UNANNOUNCED

  • What are you doing about the statues that were stolen on WB Meyer?

  • We’re going to replace the two missing statues with planters – replacing with new statues is cost-prohibitive because they were created uniquely for us more than 20 years ago.
